Every day our clients, restoration contractors, ask us to create estimates. Of course, we know that general contractors need estimates to provide to insurance companies of their customers -- homeowners and commercial property owners.
However, there is more than one type of estimate that the contractor may need, depending on the situation. To understand what kind of estimate the client is looking for I always ask them to describe the situation and how the estimate is going to be used. Contractors often have this dilemma. They see repairs to their customer’s property that need to be made, but some of the damages are missing from the insurance company’s list of approved items. There is not a one-size-fits-all solution to insurance discrepancies. Rather, there are multiple ways to address insurance claim concerns that come up frequently for general contractors and roofing companies. There are 5 types of estimates that we routinely make for our clients. All of these estimates address repairs needed for storm-related damages to residential or commercial properties. Let’s dive in and take a closer look at each type of estimate that Claim Supplement Pro (CSP) creates for our clients: 1. Re-Inspection Estimate:
2. Appraisal Estimate:
3. Retail Estimate:
4. Honest Estimate:
5. Supplemental Estimate:
Once I have identified the situation and purpose of an estimate, it's fairly easy for me to recommend the best type of estimate that would most help my clients. Thanks for helping me understand that the adjuster will ask contractors for estimates. I guess it would really be best to hire these people because they will help you prepare the claims that you really need to get the property repaired. It would be best to have the right amount to ensure that you will not be short on money.

I need to get some restoration done, and this will require some demolition. It makes sense that I would want to ensure that I get the right kind of contractor for this kind of work. That way, I can ensure that I end up handling everything correctly.

Thanks so much for talking about the different situations which would pull different types of estimates for property restoration. My cousins recently went through a big storm that tore up their property. We've been looking into finding a property restoration company to help them get their yard cleaned up and their roof repaired.

By dividing the plinth area by the building's height, one can calculate the cube rate cost estimate for a structure. Building height should be measured from the ground up to the peak of the roof. It works well for multi-story buildings. This estimating technique is more accurate than the plinth area technique. Based on the prices of nearby buildings of a comparable type, the rate per cubic meter is taken into account. In this kind of estimation, the foundation, plinth, and parapet above the roof level are not taken into account.

Thanks for pointing out that there can be more than one type of estimate needed by a contractor depending on certain situations. I have to share this information with my husband so that we also know what to expect when hiring restoration contractors. We plan to invest in the property he inherited from his parents and live there eventually after all of its rooms and parts are safer and more comfortable to live in.
